Introduction to SpaceMan

SpaceMan integrates space-related data to floor plans so that you can produce graphic representations of the data in an easy-to-use and cost-effective way. The end result is that you are no longer dependent on computer specialists to produce sophisticated graphics of space-related data, such as color-coded floor plans.

In addition, SpaceMan provides powerful tools that include calculating available square footage, deriving available square footage for a new or existing building, or demising space and obtaining the available square footage for the demised space. There are many applications for these tools such as "gaming" a property, "growing" a building's rentable square footage (RSF), or obtaining instantaneous RSF calculations as part of the leasing effort. SpaceMan is flexible in the methods that you can use to calculate a building RSF. Essentially you can use any formula or method that suits the needs of your property and the market where your property is located.

SpaceMan uses an industry-standard relational database, Microsoft Access, for storing and retrieving data. This allows you to work with data created by any third party package that can be uploaded into an Access database file.

SpaceMan graphically documents square footage, occupancy, sales performance, etc. so that you have better information about the property, which assists in the negotiation process as well as in determining a strategy for the property. 

One of the key benefits of SpaceMan is its ability to take advantage of the accuracy of existing CAD files. The way SpaceMan achieves this is by using CAD files as a "reference" from which SpaceMan boundaries are drawn. SpaceMan can read the CAD coordinates and lock into them for accuracy.

For example, SpaceMan will recognize the end point of a line even if it was drawn by a third party CAD system. Depending on how the CAD reference file is developed, SpaceMan can even recognize elements such as insertion points of blocks or symbols. This can be very useful if that block happens to be the center of a window mullion.

In addition to these benefits, SpaceMan allows you to control what information is displayed even if the information is stored on a CAD file layer.
